2. Where is the exact location of Acqua Private Residences?

Acqua Private Residences is rising on a 2.4-hectare prime property located directly across Rockwell Center and easily accessible via a new bridge that traverses the Pasig River connecting Mandaluyong and Makati City.

3. What are the advantages of living in this location? 

With the continuous rehabilitation of the Pasig River in full swing, Acqua will be the first residential development to take advantage of the area's reinvention as a premier waterfront address in the country. The project's name is Acqua (Italian for water) because its inspiration is Water as the giver of life and the basis of all creation. With water comes life—in the form of verdant tropical rainforest-inspired surroundings; and refreshing riverfront lifestyle experiences never been seen or experienced before.

This inspiration is infused throughout the entire development – from the pixilated water stream design reflected in the building's exterior skin, to the lagoon pool of The Pebble Country Club, to the 25-meter glass lap pool overlooking the Makati skyline, and culminating at the three (3) iconic waterfalls at the Riverwalk Promenade.

Acqua is the first development in the country which brings the refreshing feel of the tropical rainforest to the concrete jungle.

6. Who is the developer and construction manager of Acqua Private Residences? 

Acqua's developer is Century Limitless Corporation (CLC), a brand category of Century Properties (www.century-properties.com) that develops affordable yet high-value residential projects. Acqua Private Residences is the much-anticipated follow up to the success of CLC's first project, Azure Urban Resort Residences, in Paranaque City. 

The construction manager of Acqua Private Residences is Century Project Management.

8. Who did the architectural design?

This iconic project's masterplan, building and amenity architecture is designed by Broadway Malyan, a leading award-winning international practice of architects, urbanists and designers. Broadway Malyan's prestigious works include the tallest tower in Europe - the Vauxhall Tower in London, and Obel in Belfast, among many others. 

Broadway Malyan has developed several successful waterfront developments including Battersea Reach in London; Vauxhall Tower in London, and Al Bandar in Abu Dhabi, UAE. Broadway Malyan draws from its extensive experience in riverfront developments and understanding of sustainable mixed-used communities to create the unique vision for Acqua Private Residences.

9. Who is the structural engineer?

Acqua will employ a host of design specialists under the leadership of Sy^2 + Associates, Inc, engineers credited for the rise of numerous notable buildings all over the Metro. 

In addition to Sy^2 + Associates, we are doing PBD (performance based design) with the Asian Institute of Technology based in Bangkok, Thailand. The design team also includes Windtech, wind engineering specialist from Australia that takes into account wind effects on buildings and its occupants.

Performance-Based Design ensures the building not only meet the standards of the Philippine Building Code but also meet or exceed performance levels for super high rise buildings around the world. One of the significant new features of this design method is that the design process aims to achieve different levels and ranges of seismic performance.

10. Which company will manage the Acqua Private Residences?

The Acqua will be placed under the experienced care of Century Properties Management Inc. (http://www.cpmi.com.ph/), the largest private property management firm in the country with an impressive portfolio of 54 residential, office and mixed-use buildings. This ensures residents that the value of their investments would only increase, and that their units will be well-maintained for many, many years. 

CPMI currently handles the property management of such illustrious buildings as the BPI Buendia Center (Makati), Asian Development Bank (Ortigas), Essensa East Forbes (Fort Bonifacio), and The Pacific Star Building (Makati).

11. How many buildings will Acqua Private Residences have? What are the names?

Acqua will have six (6) towers with uninterrupted views of the Makati skyline across the bridge, the vibrant city skyline to the north, and the tranquil waters down below.

12. What are the special features of the building design?

Building façade with waterfall-like design – with the rainforest waterfalls as the project's inspiration, the balconies and pocket gardens form a visual reflection of the arresting movement of waterfalls
Sky Gardens – special pocket gardens on select floors that improve ventilation, add greenery and promote the use of natural light indoors.
Rooftop Parks – a green roof acts as rainwater collector and serves as an additional open space amenity for the residents.

13. What are the amenities/facilities and how would you describe them?

"The Pebble", Acqua's central amenity structure, is a gleaming white, modern interpretation of a smooth river stone, with a large cut out on the front providing an almost window-like vista onto the river and Rockwell. It is your very own Country Club by the Water, housing a wide array of facilities such as a total health and fitness club including multi-function studios for yoga, pilates, dance, boxing, and cycling; a climbing wall, a high-tech gym with weight and cardiovascular training studio, spa with cold and hot Jacuzzis, café and juice bar, and a 25-meter glass lap pool. Other amenities include roof parks, tropical rainforest-inspired landscaped gardens, a multi-purpose basketball and tennis court, and a private lagoon pool. With The Pebble, each resident can do away with joining a private membership club.

At the Pebble's ground floor is the 300-meter Riverwalk Promenade, which is inspired by Singapore's Clarke Quay area. It will house a riverfront stretch of retail spaces for restaurants, bars and cafes for a delightful shopping and dining experience.

15. What are the types of residential units at Acqua?

Units come in 1BR, 2BR, 3BR configurations. 

A private collection of special units called Acqua Privé has been carefully crafted for discerning clients with a taste for the extraordinary, looking to purchase select, special-offer, high-spec'ed units. Acqua Privé includes Townhouse, Sky Garden, Private Garden, and Penthouse units.

16. How will the units be delivered? Bare or Fully-furnished? 

Units will be delivered as Standard with essential fittings. 

Clients also have the option to purchase fully-fitted and fully-furnished units at an additional cost of Php 8,000 per sqm.

17. What are the interior design options? 

There will be two (2) interior designs to choose from: Acqua Escape and Cosmo Sleek.

18. How many floors will the buildings have?

The Niagara, the 1st tower to rise at Acqua, will be 42-storeys. Succeeding buildings will rise up to 50-storeys.

19. How many units are there to a floor?

Every floor will house around 4 to 14 units.

20. What are the developer's preventive measures in case of flooding?

Century Limitless has commissioned an extensive flood risk analysis for the site. The location of the site along the Pasig River's channel makes it less vulnerable to flood since it has open access to the sea. Severe storms occur only periodically over 170-180 years interval, and is predicted to not reappear again over our lifetime.

As an added precaution, CLC is undertaking the following site measures to mitigate severe typhoons and strong rains:

1. All parking units are located from the ground up to the 5th floor.
2. All major equipment, such as generators and building transformers are located 1.5m from the natural grade line.
3. The ground floor of all towers, amenity and retail areas will be raised 1.5 meters as well.
4. The development will have 2 drains that lead to the Pasig River. These drains will have a one-way valve that will prevent backflow into the project should the Pasig River overflow.
5. The entire space below the ground floor of the retail/amenity area will be a water detention tank to store rain water during extreme events. During other times, this tank will double as rainwater catchment for irrigating the plants of the development.

21. How many parking levels will the building have?

There will be 5 levels of parking, with a total of 150 slots for the Niagara Tower. These are all located above ground.

22. When is the estimated date of commencement and completion of construction?

Construction of The Niagara Tower will commence in 2011 and is projected to be completed by 2nd Quarter of 2015.

23. What is the price of a unit per square meter? 

The price is 93,000 per square meter, inclusive of VAT (when applicable) upon launch, or around 40% cheaper than neighboring projects.
